Explore a more flexible letting model for a suitable property
Short- and medium-term management can offer a different way to position a property, but it is not suitable for every home or every owner.
What HLE may provide
- A market and property assessment.
- Listing preparation and multi-channel promotion.
- Pricing and availability management.
- Guest or tenant verification and documentation.
- Check-in, check-out, cleaning and linen coordination.
- Maintenance coordination, owner reporting and ongoing operational support.
Checks that come first
The property’s lease or freehold terms, building rules, mortgage conditions, insurance, planning position, safety obligations and any local restrictions must be checked. In Greater London, using a residential property for short-term letting for more than 90 nights in a calendar year normally requires planning permission.
Individual circumstances can differ, so owners should obtain the appropriate legal, planning, tax, mortgage and insurance advice.
WOP and HLE
WOP’s role
The introduction, an orderly initial handover and a clear explanation of the relationship before you decide whether to proceed.
HLE’s role
Property suitability assessment, service proposal and delivery of the management arrangement if you choose to proceed.
Referral disclosure: If you proceed with HLE following an introduction, WOP will receive a referral fee. The nature and amount of that fee will be disclosed before you make a decision.
Request an initial HLE suitability conversation
The first step is to understand the property, likely availability and any known restrictions. An enquiry is not a commitment to proceed.
